We are proud to announce that 99 Gerrard has been awarded LEED Canada Platinum certification by the Canadian Green Building Council (CaGBC) - the highest distinction within the LEED rating system. 99 Gerrard is one of only ten high-rise multi-residential buildings in Canada that have achieved the LEED Platinum certification.

Considered to be the distinction in sustainable design and building, LEED (Leadership in Energy and Environmental Design) is the most widely used green building rating system in the world. Projects that achieve LEED certification demonstrate a commitment to sustainability and the environment and are recognized for their innovative design and environmental performance.

Committed to creating something with positive impact and sustainability at the forefront, BDP Quadrangle worked closely with Kingsett Capital to intensify the downtown Toronto site and bring the interconnected legacy and newly built, multi-residential buildings to life. Among the innovations contributing to the project’s platinum certification are:

  • Bike Score of 93, Walk Score of 95 and Transit Score of 100
  • 65% energy savings, Emery Use Intensity of 113 kWh /m2 /y, GHGi of 14 kg CO2e/m2/yr
  • Enwave District Energy cooling and heating systems, plus the reuse of condensate to pre-heat the building’s domestic hot water
  • 50% reduction of potable water
  • Materials that are low emitting with a high recycled and regional content
  • Intensive, habitable green roof.

“This certification is a testament to the team's dedication to sustainable design and commitment to creating buildings that are both beautiful and environmentally responsible.” said Michelle Xuereb, BDP Quadrangle Director of Innovation. “We are proud to have worked on a project that demonstrates what is possible with thoughtful planning and intervention and a commitment to following through.”

In addition to the LEED Platinum certification, the project is also Fitwel certified, Boma Best Sustainable Buildings certified and has successfully achieved the Toronto Green Standard Tier 2 v2 requirements.
